Whats happening
We’re setting everything up behind the scenes, so your property is ready to market. Your Estate Agent will provide your property details, including photographs and descriptions.
We will:
• Issue and require a signed Auction Agreement from all legal owners
• Complete identification checks for all sellers
• Introduce your Auction Specialist
Your Auction Specialist will:
• Speak with you to understand your circumstances
• Explain the auction process and terms
• Discuss pricing and next steps
Your Auction Pack will also begin, and solicitor options will be discussed.

What to expect
This is usually a busy stage with regular updates and a few things to complete.

• An introduction call from your Auction Specialist, explaining the process and confirming details of the sale
• Regular updates from your Auction Specialist (at least once per week)

Getting started FAQ's
Yes. Sellers can choose to accept a suitable offer before the auction end date.
You can discuss alternative options with your Estate Agent, including re-entering the property into a future auction or reviewing the pricing strategy.
Timescales vary, but once a buyer is secured and the legal pack has been issued, completion is usually targeted within 56 days of the buyer’s solicitor receiving the draft contract pack.
Your Estate Agent will explain any fees that apply to your sale. These may vary depending on the agreement in place and the services included.
Your property is marketed online and through your Estate Agent. Interested buyers can view the property, review the legal pack and place bids during the auction period. Once a sale is agreed, both parties work towards completion within the agreed timescale.
Auction offers greater certainty because buyers commit to fixed timescales and pay a reservation fee once the sale is agreed.

This stage focuses on preparing the legal information buyers need before they can bid.

We’re legally required to verify your identity and confirm you have the legal right to sell the property.

This stage is focused on building interest, arranging viewings, and preparing for the auction.
ViewStage 5: Bidding & auction outcomes
Where your property is now in a live auction and where registered buyers can place bids.
ViewStage 6: Sale Agreed & progression
Where the focus shifts to confirming the sale and ensuring both parties are committed before legal work begins.
ViewStage 7: Conveyancing & completion
This is the final stage, where legal ownership of the property is transferred to the buyer.
