What's happening
We’re setting everything up behind the scenes, so your property is ready to market. Your Estate Agent will provide your property details, including photographs and descriptions.
We will:
• Issue and require a signed Auction Agreement from all legal owners
• Complete identification checks for all sellers
• Introduce your Auction Specialist
Your Auction Specialist will:
• Speak with you to understand your circumstances
• Explain the auction process and terms
• Discuss pricing and next steps
Your Auction Pack will also begin, and solicitor options will be discussed.
What to expect
This is usually a busy stage with regular updates and a few things to complete.
• Typically takes 2–10 days
• An introduction call from your Auction Specialist, explaining the process and confirming details of the sale
• Regular updates from your Auction Specialist (at least once per week)

Getting started FAQs
We’re required by law to verify your identity before we can proceed with the sale. Completing your ID checks promptly helps avoid delays and keeps your property moving towards market.
As soon as possible. The quicker we receive your completed paperwork and information, the sooner we can prepare your Auction Pack and get your property ready for marketing.
You’ll usually be contacted by your Auction Specialist within the first few days of your instruction. They’ll introduce themselves, explain the process and be your main point of contact throughout your auction journey.
Don’t worry. Let your Auction Specialist know and they’ll explain whether the document is essential, where it may be obtained from, or if an alternative solution is available.
In some circumstances, yes. For example, if you’re acting under Power of Attorney or dealing with a probate sale. Speak to your Auction Specialist who will guide you through the requirements.
Most properties move through this stage within a few days, depending on how quickly ID checks, paperwork and property information are completed and returned.
The best way to keep things moving is to complete your ID checks, return any requested information promptly and respond quickly if your Auction Specialist contacts you with questions.
We’ll move on to preparing your Auction Pack and marketing your property. Once everything is ready, your property can be launched to buyers and viewings can begin.

Your Auction Specialist will keep you updated throughout the process and let you know when it’s time to move to the next stage.

This stage focuses on preparing the legal information buyers need before they can bid.
ViewStage 3: ID & AML checks
We’re legally required to verify your identity and confirm you have the legal right to sell the property.
ViewStage 4: Marketing & viewings
This stage is focused on building interest, arranging viewings, and preparing for the auction.
ViewStage 5: Bidding & auction outcomes
Where your property is now in a live auction and where registered buyers can place bids.
ViewStage 6: Sale Agreed & progression
Where the focus shifts to confirming the sale and ensuring both parties are committed before legal work begins.
ViewStage 7: Conveyancing & completion
This is the final stage, where legal ownership of the property is transferred to the buyer.
